Additional Information on Sponda Plc's Pending Tax Case                         


The Uusimaa Corporate Tax Office has amended the debiting of Sponda Kiinteistöt 
Oy's taxes for 2006, concerning a total of EUR 53.8 million. Interest for delay 
will be calculated on the amended amount, which will be 7% as of 1 January 2010.
However, due to the suspension order given by the Supreme Administrative Court, 
the company does not have to pay the taxes until the appeal of the              
Administrative Court's judgment has been decided. The Large Taxpayers' Office   
has not yet decided the debiting for the years 2007 and 2008, but the company's 
understanding is that these years will be treated in the same manner.           

Because the company does not have to pay taxes based on the Administrative      
Court's judgment, Sponda Kiinteistöt Oy will not record tax expenses while the  
matter is still pending, but will state the tax issue in the notes to the       
financial statements.                                                           

According to information received by the company, it is possible that the       
Supreme Administrative Court's judgment in the principal matter will be given by
the summer of 2010.

interim report published on 5 November 2009.
