Ruling on confirmed losses of Sponda Kiinteistöt Oy                             


The Supreme Administrative Court has ruled in favour of Sponda concerning the   
deductibility of the confirmed losses of Sponda Kiinteistöt Oy. There is no     
right of appeal against the ruling of the Supreme Administrative Court. The     
ruling has no impact on the year 2010 result.                                   

Sponda Plc announced in November 2007 that the Uusimaa corporate tax office had 
decided to deviate from the 2006 tax returns made by Sponda Kiinteistöt Oy      
(formerly Kapiteeli Oy) and considered that the company's taxable earnings were 
EUR 192 million. The matter relates to the confirmed losses of Sponda           
Kiinteistöt Oy, which for the tax years 1996 - 1999 totalled some EUR 558       
million. The confirmed losses were connected with the purchase of Kapiteeli Oy  
in 2006. More details about this tax issue are given in the company's financial 
statements of 31 December 2009 and in the January - March 2010 interim report   
published on 5 May 2010.
